The finish standard belongs to the home, the route belongs to the building

Ocean Ridge is a town of 1,577 homes, and the census puts the middle of its market at $1,059,000. At a value like that a system is judged on what does not show. It either reads as part of the house or it reads as something added to it afterwards, and that difference comes down almost entirely to where the cable runs and how early that was decided. Concealment is not a finishing touch here. It is the first constraint, and it quietly sets the cost of everything that follows it.

What complicates that is the housing itself. Fewer than half of these homes are houses. There are 639 detached, but 325 sit in buildings of twenty to forty-nine units and another 81 in buildings of fifty or more. In a house you decide where a run goes and then go and make it. In a building of that size the useful question is not where a cable ought to go but which of the paths already there can carry it, and that answer comes from the structure rather than from the design.

Two ways of reaching the same standard

The standard does not move with the address; only the method does. In a detached home the limits are physical — what the roof space, the wall cavities and the exterior will actually give up. In a stacked one the runs are shorter but they cross into space that is shared, and coverage has to hold across a floor plate that is long rather than tall. Either way the order is identical. Establish the paths, agree what has to disappear and what may simply be tidy, then choose equipment against that instead of ahead of it.

The room settles the equipment, not the other way round

Concealment is only half of what a high finish standard is buying. The other half is that the room gets designed before anything is specified for it. Where people actually sit fixes the screen height and the viewing distance, and it fixes where a subwoofer can sit without the room doing half the work for it. Calibration belongs inside the installation rather than in a visit afterwards, because a display and a set of speakers aligned to the room they are in is the difference between equipment that is correct on paper and a system that is right from the seat.

Ocean Ridge is small, and 817 of its homes are occupied at any one time, so a project here is one household's rather than a development's. That is an argument for taking the route and the finish standard as a single decision at the start. Both are close to free while the drawing is still a drawing. Neither is recoverable once the plaster is back on.

There is one thing this page cannot tell you, and it is worth naming rather than glossing. What a particular building here will allow — which shared routes may be used, what needs agreement and from whom — is settled building by building, and nothing published about the town answers it. That is the first conversation on a stacked address, not a detail to be tidied up later.
